Qualification is a ceiling—not a spending plan

A pre-approval answers what a program may permit. True affordability asks what leaves room for the rest of a buyer's life: childcare, transportation, savings, repairs, future goals, and uncertainty.

The payment is only part of the cost

Taxes, insurance, association dues, maintenance, utilities, transportation, and location-specific costs can materially change the monthly and long-term picture.
