Make room in the conversation for taxes, insurance, maintenance, transportation, utilities, savings, and unexpected expenses. A mortgage approval is not a spending plan for the rest of your life.

Bring better questions

Ask lenders and loan originators to explain loan terms and fees; ask real-estate professionals, inspectors, settlement providers, and insurers about scope, costs, timing, and how concerns are handled. You are free to compare options.

What to expect between steps

A preapproval is an early lender assessment, not a final loan decision. Later, a lender may review application documents and underwriting conditions; an appraisal and closing documents can follow. Ask the lender to explain timing, fees, changes, and what remains outstanding.
